UK student accommodation without a UK guarantor: questions to ask

Not having a UK guarantor does not create one universal solution. A provider may accept advance rent, a professional guarantor, a university scheme, or another arrangement—but acceptance and cost must be confirmed for the exact property.

Ask the accommodation provider first

Confirm whether a guarantor is required, what obligations it covers, whether advance rent is accepted, and whether a professional guarantor service is recognised. Get the answer in writing before paying for a separate product.

  • What rent or obligations are covered?
  • Is advance rent an alternative?
  • Which professional services are accepted?
  • When does the guarantee end?

Compare the full cost and risk

A guarantor service may have its own eligibility checks, fees, exclusions, renewal terms, and refund rules. Compare those terms with the accommodation contract; approval by one provider does not guarantee acceptance by another.

Keep both agreements

The tenancy or licence and the guarantor agreement can create separate obligations. Save the final versions, payment receipts, and written confirmation that the accommodation provider accepts the arrangement for your room and dates.
