What to read before signing if your visa, university, arrival date, or accommodation plans could change.
Test your likely scenarios
Do not stop at a heading such as “flexible cancellation.” Ask what evidence is required, the deadline for using the clause, which payments are retained, and how long a refund takes.

Understand replacement-tenant wording
Check whether replacements are permitted, who must approve them, whether the new tenant must be a student, and whether you remain liable until the replacement signs and pays. Ask about administration charges and refund timing.
Keep the evidence trail
Save the offer, contract version, cancellation policy, payment receipts, and all written answers. If sales copy and the contract conflict, request a corrected contract before paying.
