How to verify cashback, vouchers, flexible tenancies and airport-pickup offers before you pay for student accommodation.
Treat the headline as an invitation to ask questions
āCashbackā, āfree airport pickupā and āzero booking feeā are marketing descriptions, not a guarantee that every student qualifies. The offer may depend on a specific property, room type, booking route, intake, nationality, code, payment date or minimum stay. Ask the provider to identify the exact promotion and send its terms before you transfer money. Keep the message with the offer and contract so the promise can be checked later.
Confirm who is providing the benefit

A property operator or partner may separately offer a discount, voucher, cashback payment or transport service. Calculate the real value
A voucher may apply only to a future booking, a cashback amount may arrive after move-in, and a fee waiver may cover one charge but not rent, deposit or administration costs. Put the benefit on a separate line in your budget. Calculate the amount you must pay before the benefit arrives, then test whether the booking is still affordable if the promotion is delayed or you become ineligible.
Check cashback timing and conditions
Ask when cashback is earned, when it is paid, whether the booking must remain active for a minimum period, and which account receives it. Confirm whether a cancellation, room change, late payment or early departure cancels the payment. Do not treat an expected cashback amount as money available for your deposit or visa evidence unless the responsible provider confirms that in writing and the relevant rules allow it.

Check vouchers and fee-free booking claims
Ask whether a voucher has an expiry date, can be combined with another offer, applies to rent or only selected services, and can be transferred or refunded. For a zero-booking-fee claim, ask which fee is waived and which charges remain. Compare the complete contract total, deposit, bills, guarantor cost and payment schedule instead of deciding from the waived fee alone.
Verify flexible tenancy language
āFlexibleā can mean different move-in dates, shorter contracts, instalments, a replacement-tenant route or a cancellation window. Ask the provider to name the exact flexibility in the contract: permitted dates, notice period, charges, refund position and any approval required. A flexible option can still become binding after a holding payment, so identify the event that changes your cancellation rights.
Airport pickup needs an arrival plan
For an airport-pickup offer, confirm the airport, operating hours, passenger limit, luggage allowance, booking deadline, flight-change process and destination address. Ask what happens if the flight is delayed or the service is unavailable. Keep an independent arrival plan and enough funds for a taxi or public transport. Pickup is a selected-offer benefit, not a substitute for checking your keys and check-in window.
Do not let a perk hide the contract risk
A promotion can make an offer feel urgent or unusually cheap. Pause and compare the underlying agreement without the perk: liability for the full tenancy, deposit protection, payment dates, bills, room allocation, cancellation route and replacement-tenant rules. Check whether a discounted first instalment increases later payments or whether a āfreeā service is recovered through another charge. If the provider changes the room or dates, ask whether the original benefit survives. A useful offer is one whose total cost and exit route remain understandable even when the promotion is removed.

Use the benefit as a tie-breaker, not your first filter
Start by filtering for the right campus, move-in date, room type, contract length and affordable total cost. Then use a confirmed perk as a tie-breaker between otherwise suitable options. This protects students from choosing a distant room or unsuitable contract because a voucher sounds attractive. If two offers remain close, compare the reliability of the written terms, the payment schedule and the providerās response time. A clear, documented offer is usually more useful than a larger benefit that is difficult to verify or arrives months later. Record the comparison, review the deadline, and calculate the downside before you choose.
Get one written benefits summary before paying
Ask for a single message listing the property, room, contract dates, total payable amount, included bills, deposit, booking fee, cashback or voucher value, airport-pickup conditions, and the provider contact. Compare that summary with the final contract and invoice. If a benefit is absent, ambiguous or only promised verbally, treat it as unavailable until corrected in writing.
