UK student accommodation contracts: what to check before signing

A UK contract checklist for rent periods, deposits, bills, guarantors, cancellation, replacement tenants, and payment dates.

A low weekly figure can hide a longer contract, advance rent, bills, guarantor charges, or a difficult exit position. Compare the written contract and the complete amount payable before you sign.

Normalise the total cost

Record the number of payable weeks or months, rent instalments, deposit, holding payment, included bills, optional services, guarantor cost, and any permitted charges. Ask the provider to explain each amount in writing.

  • Full contract value
  • Deposit and protection or return terms
  • Bills included and excluded
  • Payment dates and currency
  • Guarantor or advance-rent requirement

Read the exit position

Check the clauses for visa refusal, course withdrawal, deferral, delayed arrival, room changes, early departure, and replacement tenants. “Flexible” marketing copy is not a substitute for the actual cancellation wording.

Match the offer to the room

Confirm the property address, room type, contract dates, furnishing, shared facilities, accessibility requirements, and route to your teaching campus. Keep the offer version and contract together so differences are visible.
