UK student accommodation guarantors: what to check
Understand what a guarantor is, which obligation is being guaranteed, and what to ask before using a third-party service.
Ask what is actually required
Confirm whether the provider requires a UK resident, a particular income or credit position, and a guarantee covering only your rent or wider obligations. Do not assume one guarantor arrangement works across every property.
- Who is eligible to guarantee?
- What amount and period are covered?
- Does the guarantee cover damage or other tenants?
- When does the guarantee end?
- Will the property accept a professional service?
Check alternatives before buying a service
Ask the university and accommodation provider whether they offer a scheme, accept a different payment schedule, or recognise specific professional guarantor providers. Get acceptance in writing before purchasing an external product.
Read both agreements
The accommodation contract and guarantor agreement can create separate obligations. Compare fees, exclusions, refund rules, renewal terms, and required documents. Seek independent advice if the scope is unclear.
